2-Factor Authentication
- What if I didn’t receive a verification code via text message?
  Make sure your service plan and mobile device support text message delivery.
  Delivery speed and availability may vary by location and service provider, as well as an adequate cell signal must be present when to receive your codes.

- What if I lose my phone or don’t have an access to it?
  There are several ways for you to access your account.
  1. Login from a trusted device
    If you previously logged in with 2FA and checked that the device should remember you, you might be able to sign in from that device without a verification code. Once you are in your account, you can turn off 2-Step Verification and change your phone to a new one.
  2. Get a new sim card from your carrier
    If you’ve lost your phone, you might be to get a new sim card with the same phone number from your carrier.
  3. Contact our support
    If you don’t have an access to your phone anymore, we strongly recommend that you contact our customer support.
    We would need to verify your identity during the call by asking certain questions to determine that you are authorised to access the account.

- Do I need to enter verification codes every time I sign in?
  If you don’t want to be asked verification codes every time you sign in you can mark your computer as trusted by clicking the option to “Remember this device for 30 days” after you enter your password.
  
  Do not select this option for a public computer.
- How to sign in with 2-Step Verification?
  1. Go to the sign-in page and enter your email and password as you normally do.
  2. On the next page you will be asked to enter a six-digit code which you receive via text message to your phone.
  If you want you can choose to trust this device by selecting an option below login – then you won’t be asked for a second verification step again when you sign in from the same device. If you sign in from another device – you’ll be asked for a second verification step.
- Will my password change after I activate 2FA?
  No, your password stays the same. You will be receiving unique text messages to your phone to login you securely.
- How to activate 2-Step Verification?
  1. Login to your account.
  2. Go to Profile section in your dashboard.
  3. In a section – 2-Step Verification click ‘Activate’ to get started and follow a two-step setup process.
  You will only have to confirm the code that is sent to your phone via a text message and you will add an extra layer of security to your account.
  
  The next time you sign in, you’ll receive a text message with a verification code.
- Why do I need to use 2-Factor Authentication?
  2-Factor Authentication helps protect your account from unauthorized access due to a compromised password. Even if your password is cracked, guessed, or otherwise stolen, an attacker can’t sign in without a verification code, which only you can obtain via your own mobile phone.
- What is 2-Factor Authentication?
  2-Factor Authentication (also known as 2-Step Verification or 2FA) is a way to add an extra layer of security to your account. You sign in to your account with something that you know (your password and email address) and something that you have (a code that we sent to your phone).
About Project Developer
- Why does the project developer fund his project on iFunded and not through a bank?
  Project developers prefer to finance their projects through banks due to lower interest rates. Yet due to increasing banking regulations (Basel II and III), banks are calling for developers to have higher capital ratios, which can, depending on the project, be between 10% and 40%. Capital requirements for the project developers is therefore growing significantly and this often results in a funding gap. In the past, family offices or insurance companies closed this gap with mezzanine capital. Thanks to iFunded project developers now have the ability to collect the necessary capital through crowdfunding.
- How does the project developer make profit?
  The project developer aims to sell the property to either individuals or to a larger investor with profit.
- Are the projects and the project developers checked by iFunded?
  Our experts select the projects, as well as the project developers carefully according to certain formal criteria. However, whether the respective project fits the risk profile of the individual investor and is personally appropriate for them, our experts can not check. Each investor decides this independently. We therefore recommend that every investor thoroughly examines the documents made available before any investment.

- Church tax
  Seit 2021 sind wir verpflichtet, Steuern für Kapitalerträge an das Finanzamt abzuführen. Die Besteuerung setzt sich zusammen aus der Abgeltungssteuer in Höhe von 25 %, Solidaritätszuschlag in Höhe von 5,5% auf die Abgeltungssteuer und etwaiger Kirchensteuer, die je nach Bundesland variiert
  
  Zur Vereinfachung des Prozesses fragen wir jährlich beim Bundeszentralamt für Steuern (BZSt) ab, ob Sie einer Religionsgemeinschaft angehören, die Kirchensteuer erhebt. Dafür benötigen wir Ihre Steuer-ID und das Geburtsdatum.
  
  Für Kirchenmitglieder erfolgt der Steuerabzug nach positivem Ergebnis der Abfrage automatisch. Ihr Vorteil: Ihre Kirchensteuerpflicht für Kapitaleinkünfte ist damit komplett abgegolten. Weitere Angaben in der Steuererklärung entfallen.

- How do I activate my user account?
  You enter your full name and your e-mail address and set a password. We will send you a confirmation link. Once you click this link, your user account is activated. You now have full access to all information about our current and our already completed real estate projects.
- What information do you get from me during the registration and during an investment and what is your data privacy policy?
  During the registration you will begin by giving us only your e-mail address to which we will send you a confirmation email. If you click the confirmation link you go to the next step. Now you enter your first and last name, and set a password. After that we will send you an activation link. By clicking on this link you activate your user account and the registration process is complete. Now you have access to all current and completed real estate projects on iFunded.
  
  Before you can make your first investment we require additional information from you. If you want to invest as an individual, we need the number of your identity card or passport as well as a copy of your identity card or passport. If you want to invest as a legal entity, we need your company registration number, tax identification number, the company certificate and the list of shareholders. In both cases, we will need your bank account details, so that we can pay your interest at a later stage. You can give at a later date as well if you wish.
  
  Your data will be kept strictly confidential at all times. The collection and use of your data is in accordance with currently applicable data protection regulations. Your data will never be disclosed or passed on to third parties without your consent.
- What is Crowdinvesting / Crowdfunding?
  “Crowdfunding” is a relatively new concept, according to which projects or products are financed by a large number of people. Investments can be promoted by forms of remuneration or by a return on the investment, but some investments also come in the form of donations.
  
  The term “Crowdinvesting” originated from the two words: “Crowd” and “Investing”, which means that many investors come together on the Internet to contribute to large projects by forms of investments. Unlike other types of crowdfunding there is a focus on achieving a return on investments. This type of project financing enables private investors to participate by investing small sums on projects that were previously only available to selected high net worth investors.
- How does the platform make profit?
  The iFunded platform receives marketing fees from the project developers. These include a one-time fee per project and ongoing fees depending on the duration of the project. These marketing fees cover our costs for the mediation, counselling and support of investors.
- How do I edit the data in my user profile?
  All personal information that you provide when registering, you can correct at a later stage. You can view your stored data any time in your Investor Dashboard under “Profile data”. There you can update information such as address, bank details and password.
- What do flat rate withholding tax, crowdinvesting, loan, mortgage, trustee and other terms mean?

Identification procedure for investors
- When do I have to identify myself?
  Since 01.01.2020, all investors must identify themselves at the latest 14 days after their initial investment with iFunded.de.
  
  As long as an active business relationship exists between you and iFunded.de (i.e. an ongoing investment), you do not need to identify yourself for a future investment. Only when all of your investments have expired or several years have passed and you wish to invest again will you need to identify yourself again.
- What are the possibilities for identification and what do I need?
  We offer you two different ways of identification so that you can carry out the process as conveniently as possible.
  
  We recommend the VideoIdent procedure because it is conveniently possible from home and we receive confirmation of your identification in real-time.
  
  VideoIdent
  
  With the VideoIdent procedure, a person checks your identification data via video call.
  
  Please have the following ready when you start the process
  - A device with an Internet connection and a camera and microphone. This can be a smartphone, tablet or computer/laptop. Please make sure you have a stable Internet connection, preferably via W-Lan.
  - As a German citizen: Your current identity card or passport.
  - As a foreign citizen: Your current passport. Additionally, we recommend a registration certificate.
  - Good light conditions and a quiet environment.
  After you have started the process via your dashboard, a video call with a PostIDENT employee will start. Please follow the instructions of the employee to complete the process.
  
  Post office on site
  
  With the PostIdent procedure on-site, your identity is verified at a Deutsche Post branch.
  To do this, you must visit a Deutsche Post retail outlet during opening hours and have the following ready:
  - As a German citizen: your current identity card or passport.
  - As a foreign citizen: Your current passport or an identification document, provided it contains a photograph of the holder and is accepted by Deutsche Post for identification purposes.
  - We also recommend a certificate of registration.
  - The printed PostIdent-Coupon, which you will receive when you start the identification process in your dashboard
- How do I start the identification process?
  Please log in to your customer account on iFunded.de
  
  If you have not yet completed the identification process, you will be forwarded directly to our identification partner PostIDENT in the tab “Overview”.
  
  Alternatively, you can start the process in the “Manage Account” section under “Legal Requirements”.
  
  As soon as you are on the PostIDENT page, you can decide whether you want to identify yourself on-site at a post office or conveniently from anywhere via video.
- What is meant by “identification”?
  As part of the identification process, you will have to go through a post or video identification process, as you know it from opening an account or concluding a mobile phone contract, for example.
  
  It is checked whether the personal data you have provided matches your identity card or passport.
- Why do I have to identify myself and what happens with the data?
  As of 01.01.2020, we have been legally obliged to provide identification for our investors.
  
  We store the data in order to hand them over to authorities upon request. We do not use it beyond that.
Invest at iFunded
- How can the relatively high interest rate of a project be explained?
  The investments mediated via iFunded are called subordinated loans. Unlike bank loans these loans are are not secured by a first rank mortgage. The investment risk is therefore higher. The mediated funds are qualified as equity on the balance sheet and give the property developer the opportunity to thus borrow additional money from the bank. The real estate developers thus have to provide lower collateral to iFunded investors, but have to pay higher interest
  rates to investors in return.
- Where can I have an insight into the progress and current status of the project?
  On the respective project page of iFunded.de you can get an overview of the development of the project under the tabs “Project Status” and “Project News”. We also regularly update the project page with current photos and information. You can also find the status of the projects in which you have invested in your Investor Dashboard under “Investments”.
- Why do I need to provide my bank account details?
  We need your bank details in order to pay you your interest. If, for example, you have selected bank transfer as payment method and do not want to provide your bank details at that time, you must do so at the latest when your interest payment is due.
  
  In addition, for security reasons we require the bank account details submitted match the bank account details from which you make the investment.
  
  Remember that we always have to confirm a change of your bank account details. In this case please contact us.
- How is the interest rate determined?
  The interest rate is determined by the project developer for each project individually with regards to the risk of the project. The interest rate is fixed for the entire term.
- What is the minimum investment with which I can be involved in a project?
  The minimum investment amount on iFunded is set at 250 Euros. Although, the project developer may set another value as a minimum investment amount. The investor can thus invest a small sum without having to rely on the skills of the management of open-end funds or real estate companies.
- How long does the funding phase last?
  The funding phase may vary in length depending on the project on iFunded, but is usually between 60 and 90 days. However, with high demand the funding phase can be completed before the end of the scheduled period.
- How can I find out about the iFunded projects?
  The list of our current and completed real estate projects can be found under “Invest Now”. If you go onto the page of the project, you get a detailed overview with the most important information.
  
  As a registered investor on the iFunded platform you also have access to the related project documents such as the Exposé, Investment Memorandum, Investment Information Sheet (Vermögensanlagen-Informationsblatt) and a standard contract for a loan contract as well as legally mandatory and consumer information. All files are in PDF format and are free for download.
- What happens when the funding threshold is not reached?
  The funding threshold is the minimum amount that must be collected for the project to start. If the funding threshold is not reached in the set period for a real estate project, all the investors get their investments repaid in full after the end of the funding phase provided that the issuer (project developer) has not decided to extend the funding phase.
- Who manages the invested capital?
  iFunded itself assumes no monies. The invested money of our investors is transferred to an account of our payment service provider and is managed there.
- Who can invest on iFunded?
  On iFunded.de, each adult individual or legal entity (i.e. a company) may register and depending on the project invest from 250 euros onwards. All investors need to have a private bank account.
- Do other investors see the amount invested by me?
  No, we do not reveal any of your investments to other investors. Your invested amount is only visible to the iFunded team and the project developer, and this information is processed confidentially.
- Can the important documents of the project be sent to me by mail?
  We are an environmentally responsible company and therefore provide all necessary documentation on our platform. The documents can, of course, be saved and printed. You can view the documentation on the project site and in your dashboard at any time (also on mobile devices). If you still have the wish to receive the documents on the project by post, we will naturally send them to you. For this please send us an e-mail quoting the desired project to support@ifunded.de.
- Can I cancel my loan before the end of the project period?
  With the conclusion of the loan contract, you are obliged to leave the money for the duration of the term to the project developer, so that he can use it earmarked for the realisation of the project. A premature cancellation or resale is not possible. At the end of the loan term, you will receive the loan amount plus any unpaid interest. Depending on the project, the loan terms mediated on iFunded.de can last between 12 and 60 months.
- Can I pay with a non-German bank account?
  We accept all investments made through a European bank account. This also applies to SEPA transfers.
- Is the investment on iFunded similar to a real estate fund?
  No. In a real estate fund the fund manager decides in which properties the fund invests in. On iFunded you decide in which real estate project you invest. That way you know exactly what your investment is being used for. With the subordinated loan you assign a loan directly to a project developer. Your invested money, including interest, is immediately repaid to you at the end of the term of the project. Unlike a real estate fund, you get your fixed interest back regardless of the success of the management.
- As an investor, do I invest in the real estate project or the project developer’s company?
  All monies collected for a project on iFunded are passed through a payment service provider to the respective project company. The project company may use the funds earmarked for the selected real estate project.
- I did not receive a confirmation e-mail after my investment. How come?
  The sending of most confirmation e-mails takes only few minutes, but sometimes may take a little longer due to technical reasons. If you have still not received a confirmation e-mail after 12 hours, please look in the spam folder and check if you are registered with the correct e-mail address. Otherwise, please get in touch with us.
- Do I have a right of revocation on my investment?
  Yes, you have the right to revoke within 14 days after the completion of the contract . To cancel the contract, send us an email to support@ifunded.de or send us a letter or a fax. For every investment you will receive separate instructions on this. With timely receipt of the revocation you will get transferred any previously paid monies back to your account.
- Why should I invest on iFunded?
  – iFunded is the crowdfunding platform that enables its investors, depending on the project, investments from 250 euros onwards. Private as well as institutional investors obtain access to the growing real estate market in Germany.
  
  – The project details are transparent for all registered investors. Before investors make an investment, they can find all the information on the project in the exposé or the Investment Memorandum and view our risk assessment of the project.
  
  – We offer attractive interest rates between 3% -7% p.a. and the duration of our projects are relatively short with 12-48 months.
  
  – The real estate projects found on iFunded have all been previously checked carefully by real estate experts.
- What is the Investment Information Sheet about?
  To give you an easy overview of our investment offers, we create an Investment Information Sheet (Vermögensanlagen-Informationsblatt) for each real estate project. Here, important information such as the financing structure of the project, the use of funds and the opportunities and risks are summarized in an understandable manner. In the structuring of the Investment Information Sheet we follow the instructions of the Bundesministerium für Ernährung, Landwirtschaft und Verbraucherschutz.
- What payment methods are available for my investments?
  You have the following payment options on iFunded:
  – Bank transfer (manual bank transfer)
  – Direct debit (with IBAN and BIC)
  Shortly, we will also offer additional payment options.
- Are there any costs involved for my use or registration on iFunded.de?
  Both the registration on to the platform as well as the use of iFunded will incur no costs or fees to investors. Nor do you pay any fees for your investment to the platform or the project developers. Accordingly, your total investment goes straight to the developer and the interest is also calculated based on your total investment amount.
- At what point in time is it worth for me to invest in a project?
  The saying goes: “First come, first served.” This too is true in the figurative sense at iFunded. Investors can participate at any time during the funding phase, which usually lasts a maximum of 60 to 90 days. If a project is extremely popular it may be that all required loans are collected well before the end of the funding phase. So it is advisable to invest at the beginning of the funding period. However, the amount of interest paid out is not affected by the time of the investment. Whether you invest in the first or the last day of the funding phase: The amount of interest paid is the same in both cases.
- What is the maximum I am allowed to invest?
  As Individuals (natural persons):
  
  As a natural person you can invest EUR 1,000 or resp. EUR 10,000 as a maximum, as long as you can confirm that you have freely available assets in the form of bank deposits and financial instruments of at least EUR 100,000, or that the amount of the loan does not exceed twice the amount of your average monthly net income.
  
  As corporations:
  
  Unlimited, but up to the maximum of financing needed.

- What are the conditions of participation of the referral program?

- How do I get information about the status of my referral?
  We will inform you about the status of your online referral automatically by e-mail. Additionally, you will be able to see important details about the status of your referrals in the Dashboard. If you have any questions about your referral, please contact us at info@ifunded.de or by telephone: 030-555728550 (Monday to Friday, from 9:00 to 18:00).
- What happens with my data?
  Your data will be stored and used by iFunded in the course of the referral program. You can object the usage at any time.
- How fast do I get my bonus?
  The €5 bonus will be received after verification of the invited customer. Additional €20 will be credited after the first investment of €500 or more.
- When is a referral said to be successful and will be awarded?
  The bonus will be applied in a case of the invited customer’s registration and investment on iFunded.
  
  Requirements for bonus obtainment: Registration and verification on the iFunded.de platform and an investment in one of the current projects in the amount of 500 Euros or more.
- How can I participate in the Referral program?
  You have following options to make a referral and thus to invite new customers.
  There is an option of e-mail recommendation:
  Forward your personalized referral link directly after your registration to all interested people to whom you would like to recommend iFunded.
  In addition, you can also share your personal referral link on a social media platform (Twitter, Facebook or Linkedin).
- Who can I refer as new customer?
  You can refer all your friends, acquaintances, relatives, colleagues that are at least 18 years old and so far are not a client of iFunded.
- Who can participate in the Referral program?
  Eligible are all customers / investors of iFunded. Any employee of iEstate GmbH (iFunded) is not eligible to enter the contest.
Repayment, Interest, Tax
- Can I get my investment back during the project period?
  No, unfortunately, that is not possible. With the conclusion of the loan contract, you are obliged to leave the money for the duration of the term to the project developer, so that he can use it earmarked for the realisation of the project. A premature cancellation or resale is not possible. At the end of the loan term, you will receive the loan amount plus any unpaid interest. Depending on the project, the loan terms mediated on iFunded.de can last between 12 and 60 months.
- When and how do I get my investment and the interest back?
  The investment is paid back at the end of the investment term, which varies from project to project but is already determined during the Funding Phase. Interest is either paid during the project in the course of the year or at the end of the term. This depends on the project.
- What are the tax implications for my profits from the investment?
  According to § 20 Einkommensteuergesetz (EStG) the profits made from loans for natural persons who are fully taxable in Germany and hold loans as private assets, must be taxed accordingly as income from capital assets. Taxation changes when it comes to legal persons, or the loan is not held privately but as business assets. Detailed information concerning taxation can be found in the respective investment Memorandum of each project. However, this does not constitute tax advice.
- I am a foreign taxpayer. How can I claim this status at iFunded?
  As long as you meet the requirements, you can also register with iFunded as a foreign taxpayer who is not liable for tax in Germany and thus receive your interest gross for net. For this status we need different documents from you depending on the circumstances. iFunded is a trademark of iEstate GmbH, which is a company domiciled in Germany. Accordingly, the following cases must always be assessed from a German perspective.
  
  1. You are a German citizen with a fixed, foreign place of residence? Then we need these documents from you: Residence certificate abroad, self-assessment of tax status, and a scan of your passport/ID card.
  
  2. You are a foreign citizen with a fixed, foreign place of residence? Then we need these documents from you: Self-declaration of tax status and a scan of passport/ID card.

Securities and Risks
- Is a mortgage registered?
  No, a mortgage will not be registered. It is a subordinated loan not a mortgage.
- What happens if the iFunded platform ceases existing?
  Should the platform cease existing, you will receive your money back after the end of each loan from the trustees. In this case you will not lose any money.
- What happens if the real estate market collapses?
  If the real estate market declines, it will of course can have a negative impact on the respective real estate project and on the profit situation of the issuer. This can lead to the total loss of your invested capital. However, your right to timely repayment including interest persists.
- What happens to my investment if there are delays in the completion of the project?
  As an investor you continue to be entitled to timely repayment of the loan, including the interest rate.
- What securities do I have as an investor?
  That depends on the project. It may be, for example, that the project developer gives a personal guarantee or assigns his profit claims to investors.
- What rights and obligations do I have as an investor?
  You have the right to get the interest paid as agreed and get of your invested capital back at the end of the term. Your duty is to provide your invested capital for the pre-agreed term.
- What insurances do I have as an investor in real estate projects?
  It varies from project to project. For more information, see the investment memorandum of the project.
- Under what circumstances is it possible that I suffer losses?
  That depends greatly on the risk profile of the project. To give investors a sense of the risk, each project is classified into a defined risk class by iFunded. Risk class A stands for low risk whilst risk class E stands for high risk. Nine criteria are considered for this risk assessment. For example it makes a big difference whether the investment is for an already existing real estate property or a new property. The risk is higher with a new property. The risk is higher with a new real estate property. It may be that construction permits are missing and therefore the construction will be delayed or that the construction costs are significantly higher than initially expected. This can lead to the project profits being diminished and to the borrower not being able to repay the loan or only partially repay it. Existing real estate properties can also suffer losses if, for example, the demand for condominiums subsides or if the selling prices diminish.
- Are there risks associated with an investment in a project on iFunded?
  Yes, the acquisition of investments is associated with (significant) risk and could result in the loss of the invested capital. Investors can find a project-specific list of the risks in the investment memorandum.
- What does “profit assignment of the project developer” mean?
  The profit assignment of the project developer provides a security to the investor. The project developer conveys his entire profit entitlements from the project company in the amount of the loan received to the investors.

EUR 10,000 as a maximum, as long as you can confirm that you have freely available assets in the form of bank deposits and financial instruments of at least EUR 100,000, or that the amount of the loan does not exceed twice the amount of your average monthly net income. As corporations: Unlimited, but up to the maximum of financing needed.
When and how do I get my investment and the interest back?
The investment is paid back at the end of the investment term, which varies from project to project but is already determined during the Funding Phase. Interest is either paid during the project in the course of the year or at the end of the term. This depends on the project.
Can the important documents of the project be sent to me by mail?
We are an environmentally responsible company and therefore provide all necessary documentation on our platform. The documents can, of course, be saved and printed. You can view the documentation on the project site and in your dashboard at any time (also on mobile devices). If you still have the wish to receive the documents on the project by post, we will naturally send them to you. For this please send us an e-mail quoting the desired project to support@ifunded.de.
What if I didn’t receive a verification code via text message?
Make sure your service plan and mobile device support text message delivery. Delivery speed and availability may vary by location and service provider, as well as an adequate cell signal must be present when to receive your codes.
